Room, 1st floor, lake view. This bedroom has 1 double bed 160 cm. Bathroom private, with 2 washbasins, bathtub. This bedroom includes also private terrace.

Room 2
Room, 1st floor. This bedroom has 1 double bed 160 cm. Bathroom shared, with shower, 1 washbasin.

Room 3
Room, 1st floor. This bedroom has 2 twin beds 90 cm configurable as a double bed. Bathroom shared, with shower, 1 washbasin.

Room 4
Room, Ground level. The bedroom has 3 Beds including 2 single beds 90 cm configurable as a double bed, 1 sofa bed 140 cm. Bathroom ensuite, with shower, 1 washbasin. WC in the bathroom.


Indoors

On the ground floor, there is a first bedroom and a laundry room (with washing machine and dryer available).
The main level offers a beautiful living room of 80m². Guests will appreciate the fully equipped open plan kitchen, as well as the dining area (20m²) which opens onto the 35m² living room (with lake view, TV and open fireplace).
The first floor is dedicated to the night space. The three other bedrooms of the house are located here. This level also includes an office area.


Outdoors

The house has an unobstructed view of the lake and the surrounding mountains.
Guests can enjoy the sunny terraces and the garden, which offers a quiet and rural environment.
There is a 150m² terrace (with barbecue, dining area, deckchairs). Two other terraces are located on the first floor (including the one of the master suite).


Staff and Services

The price includes the final housekeeping, the tourist taxes, as well as an insurance (covering material damage due to: fire, explosion, water damage; recourse from neighbours and third parties; damage to movable and immovable property belonging to the owner of the rented property).


Location

The village of Saint-Jorioz enjoys a privileged location on the shores of Lake Annecy: crossed by the cycle path, it extends over the heights to the beginnings of the Bauges massif.
It is certainly because of this very popular location that it is the most populated village on the shores of the lake, benefiting from good sunshine but also from all the shops and useful services: supermarkets, banks, restaurants, pharmacies, bakeries, caterer without forgetting the medical and paramedical professions in large numbers.
The activities offered are numerous both in winter and in summer: sailing, tennis, rollerblading, badminton, beach tennis, hiking, cycle tourism, but also a sports center with balneotherapy with ultra-recent equipment.
In winter, the ski resorts of La Clusaz du Grand-Bornand are 40 minutes away. The family resort of Semnoz only 20 minutes away. A village in perpetual change where it is obviously good to live and stay.

Many activities are offered in both winter and summer: sailing, tennis, rollerblading, badminton, beach tennis, hiking, cycling, a sports centre with state-of-the-art balneotherapy facilities...
In winter, the ski resorts of La Clusaz and Grand-Bornand are 40 minutes away. The family resort of Semnoz (Nordic domain, snowshoeing and hiking trails, La Grimpette trail, 3 Lakes circuit, Semnoz Snowpark) is only 20 minutes away.
