The ground floor centers on a luminous living room whose retractable glass walls give the sensation of living at sand level. The mineral hues of chukum harmonize with the warm grain of guanacaste under a cathedral ceiling that lets the sea breeze flow freely. Nearby, the dining area gathers the entire party against the backdrop of the bay’s turquoise gradients, while the professional kitchen—discreetly tucked away—features a six-burner range, double refrigerator, and temperature-controlled wine cellar. A climate-controlled home cinema—4K screen, Bose sound system, full connectivity—hosts everything from major premieres to gaming sessions. A floating staircase in noble wood leads upstairs, where most suites are located, each with a terrace or balcony, HD TV, Bluetooth speaker, Nespresso machine, and en-suite bathroom with local stone basins. Seamless Wi-Fi extends from the staff-operated laundry room to the loungers on the roof terrace.


Outdoors 

On the sea side, the infinity pool (15 × 4 m ) visually extends the lagoon, its emerald-green tiles capturing the shifting reflections of the coral reef. Cumaru platforms host sun loungers, modular armchairs, and low tables for informal lunches, while a private beach is just a few steps away—kayaks, paddleboards, and snorkeling gear await exploration. On the roof, a hot tub surrounded by sun beds offers a privileged viewpoint at sunrise and sunset, with nothing but the Caribbean horizon as its limit. At the rear, a garden dotted with coconut palms shelters a professional barbecue, a traditional wood-fired oven, and a covered lounge—perfect for pizza nights or ceviche tastings. The grounds can be reconfigured to accommodate up to fifty guests for private events; dedicated power and a water point facilitate equipment installation.


Staff & Services

Your stay includes the services of a private chef (breakfast, lunch and dinner, six days a week)*, a butler on duty from 8 am to 8 pm, housekeeping staff, a gardener and a permanent security presence. Discreet maintenance ensures the upkeep of the pool, technical installations and the grounds. For stays of at least five nights, the villa offers a themed Italian dinner; grocery costs remain at the guests’ expense. Additional options include pool heating and activation of the wood-fired oven.

Location

Situated on Lot 4 of the private Fraccionamiento Tankah 5, the property benefits from enhanced security and discreet neighbors. Tulum’s town center—restaurants, galleries, and sea-overlooking archaeological ruins—is ten minutes away (10 km), while Cancún International Airport is 110 km away, about a 1.5-hour coastal drive. Casa Cenote, a renowned freshwater snorkeling spot, is five minutes from the villa; the Sian Ka’an Biosphere Reserve lies 30 minutes south, offering encounters with manatees, crocodiles, and migratory birds. To the north, Playa del Carmen’s shops and beach clubs are 45 minutes away, and the PGA Riviera Maya golf course is just 25 minutes by car. After each outing, the steady lap of the waves lulls guests back to the villa late into the night.
