Many of our clients come to us after renting a villa in Morocco and tell us they have always dreamed of owning a home here, but have never quite taken the plunge. We asked Narjes, from Maison Cazar, our exclusive partner and a specialist in property search in Marrakech, why now is the right time to buy.

2030: the countdown that could change everything

There is one event that is likely to transform Marrakech in ways that will be felt long after the final whistle. The 2030 FIFA World Cup. Morocco will co-host the tournament alongside Spain and Portugal. New infrastructure is already being planned and developed. Billions will be invested. Millions of visitors will discover the country through a completely different lens.

For real estate markets, there is precedent. Rio experienced it ahead of the 2014 World Cup and the 2016 Olympic Games. Qatar experienced it before 2022. Major international events rarely create demand on their own, but they can accelerate existing trends, reshape perceptions and place entire destinations on the global stage.

Marrakech will not be the only Moroccan host city. Casablanca and others will play an important role. But Marrakech occupies a unique position. 

It is the emotional destination. The city where visitors extend their stay. The city where future buyers begin imagining a different lifestyle. The city that often lingers in people's minds long after they have returned home.

For many international buyers, the question is not whether Marrakech will continue to attract attention. It is how much of today's opportunity will still exist once the rest of the world catches up.

Closer than most people think

If, like me, your sense of direction is occasionally questionable, here is all you really need to remember.

Paris is just over three hours away.
Madrid is less than three.
London can be reached in under four.
Geneva is approximately three hours away.

For many Europeans, Marrakech is easier to reach than parts of their own country.

There is no significant time difference to navigate.
No long-haul travel fatigue.
No need to reserve the destination for major holidays.
This is not an exotic second home on the other side of the world.

For the right buyer, Marrakech can become a genuine extension of everyday life. A place for long weekends, spontaneous escapes and extended stays throughout the year. Add year-round sunshine, a vibrant cultural scene and a cost of living that remains highly attractive compared with most major European cities, and the appeal becomes easier to understand.

The tax advantage many buyers discover too late

One of Marrakech's lesser-known strengths has little to do with architecture, climate or lifestyle. It is the regulatory framework surrounding foreign investment.

Morocco offers international buyers a secure environment for property ownership through a foreign exchange system administered by the Office des Changes. In practical terms, when a property acquisition is funded through a declared foreign currency transfer, owners can freely repatriate both the proceeds of a future sale and any capital gains realised upon disposal.

This is not an aggressive tax structure or a temporary incentive programme. It is a long-established part of the Moroccan investment framework. Yet many international buyers only learn about it after completing their purchase. In a world where capital mobility increasingly matters, that distinction deserves attention.

A market that remains largely invisible

Marrakech is one of the least transparent luxury property markets most international buyers will ever encounter. Not because it is hostile, because it operates differently.

There is no centralised transaction database. Sale prices are rarely public. Local knowledge carries significantly more weight than publicly available information. Many agencies work through private networks. Relationships often matter more than marketing. Some properties are discussed for months before they are formally offered to the market.

This is particularly true in the Medina, the most exceptional riads rarely appear online. They are introduced through trusted relationships. Through conversations. Through local networks built over years rather than weeks.

A family may decide to sell quietly, a neighbour may know before an agent does. An opportunity may circulate among a handful of people before the broader market becomes aware of it.

For buyers arriving from London, Paris, Geneva or New York, this creates a challenge. The Marrakech they see online is often only a fraction of the market that actually exists. And that fraction is not always the most interesting one.

Medina or Palmeraie: two strategies, two lifestyles

The Medina is about rarity. The Palmeraie is about space.

The Medina is where Marrakech's history lives. Behind unassuming walls lie some of the most remarkable private residences in North Africa. Centuries-old riads organised around tranquil courtyards. Hand-carved cedar woodwork. Original zellige tiles. Rooftop terraces overlooking the city's minarets and gardens. More importantly, the supply is finite.

The Medina is a UNESCO World Heritage Site. No new riads are being built. No additional historic stock is being created.

Every authentic riad that changes hands becomes, in a sense, a once-in-a-generation opportunity.

You can build another contemporary villa. You can renovate another apartment. You cannot recreate an 18th-century riad with centuries of history embedded into its walls.

That is what makes the Medina a patrimonial market in the truest sense of the term. For many buyers, the appeal extends beyond investment performance. It is about stewardship. Owning a property that represents a piece of Marrakech's architectural and cultural heritage.

The Palmeraie: lifestyle and long-term rental potential

Twenty minutes from the city centre, the atmosphere changes completely. The Palmeraie offers a different vision of Marrakech.

Large contemporary villas. Private estates. Expansive gardens. Swimming pools. Space for family and guests. It is Marrakech designed for privacy.

Many of the properties here appeal to buyers seeking a second home capable of generating income when not in use. Others simply value the sense of calm and discretion that the area provides. Supported by year-round tourism, international events and growing demand from European and Middle Eastern travellers, some properties achieve impressive occupancy levels throughout the year.

But the Palmeraie is not simply a rental market. It is also where many families choose to spend extended periods of time, attracted by the climate, international schools, outdoor lifestyle and ease of access from Europe.

Two districts. Two completely different lifestyles. Two equally compelling reasons to consider Marrakech.
