Generous living space, cosy bedrooms and a central yet peaceful location: this property is the perfect address for a carefree Alpine break, summer or winter. It's the perfect place to stay for an unforgettable mountain reunion.

Indoors 

The entire interior blends Alpine tradition, fine materials and contemporary design for a comfortable stay.
The spacious living room opens onto the garden and invites you to relax with its large sofa, fireplace and convivial dining table. The main kitchen, installed in 2024, is very well equipped. There are also kitchenettes upstairs.
On the lower level, you can enjoy a sauna with infrared option, a steam bath, a shower, a guest toilet and a small fitness/games room.
The chalet also has a small sports/games room (a wooden table ideal for playing cards or doing a jigsaw puzzle, an elyptic bike, a treadmill, yoga mats, a TV, 2 relax beds for unwinding after the sauna, a kitchenette).


Outdoors 

In summer, the generous garden is an ideal setting: secure, heatable swimming pool (12 x 6m - depth: 1.6m), pool-house with summer kitchen, barbecue and children's play area promise relaxation and fun. Terraces and deckchairs invite you to relax, while the entrance locker makes it easy to get organised in winter.
The chalet also includes private parking for 4-5 cars.


Location

Located in a quiet area but right in the centre of the village, the chalet is within walking distance of the slopes, ski hire, supermarkets, restaurants and bars. Kitzbühel is an 8-minute drive away. In summer and winter alike, you can enjoy the peace and quiet and all the amenities of Kirchberg in Tirol, in the heart of the Austrian Alps.

- The house must be returned in the same condition of check in. Otherwise fees can be charged to the customer.

- Amount of security deposit : 4 000.00 EUR

- Guarantee deposit charged by Villanovo upon reservation : 40 %
- 2nd payment 45 Days to arrival day : 60 % of total amount of reservation is due to Villanovo.
- The owner may ask you to pay the amounts due for on-site services in local currency.
- The reservation price does not include optional incidentals or on-request items which will be added to your final bill.
- Payments in local currency are subject to variation in currency exchange rates.

Cancellation policy and cancellation fees

- Any booking modification or cancellation must be sent to us by email
- Cancellation policy is applied according to villa local time
- For all cancellations, the initial guarantee deposit is non-refundable.
- Cancellation occurs less than 45 Days to arrival day : 100 % of total amount of reservation is due to Villanovo.
- No show 100 % of total amount of reservation is due to Villanovo

Very much enjoyed our stay in this fantastic chalet! The facilities were in perfect condition and thanks to the hosts that were extremely welcoming and efficient in their
communication. The chalet was beautifully maintained and the location was ideal for our group: the advantages of an independent spacious chalet, but within easy walking distance to shops, ski rental etc.
The chalet fits very well for a family holiday. Highly recommend! Hope we can be back soon.
