Indoors

You will enter into a spacious and bright living room with comfortable couchs where you can all gather. In an adjacent room you will find the fully equipped kitchen with modern equipments to cook the best Italian meals! 
You have a TV area with a fireplace next to it, perfect for the fresh nights.
There are three double bedrooms with ensuite bathrooms and three double bedrooms that share a bathroom.
There is air-conditioning in all bedrooms.


Outdoors

The very big outdoor area of the property is surrounded by ancient olive trees and fragrant lavender, and offers you quiet and peaceful holidays, far from the noise of the city.
You can admire the beautiful view of the vegetation and the mountains directly from the swimming pool or the deckchairs. You have at your disposal a huge field of well kept garden.
You can enjoy a good barbecue on the outdoor table and share unforgettable moments with your close ones.

Note: Swimming pool opens in May, closes end of September.


Location 

The home is ideally located to explore iconic medieval towns or cities in Umbria including Perugia (18km), Spello (53km), Gubbio (36km) as well as Assisi, Montone, Todi, San Sepolcro and Arezzo. They are full of beautiful streets to explore as Umbria is the heart of medieval Italy.
Located just outside the tiny village of San Giovanni del Pantano and a dozen or so kilometres south of Umbertide and complete with its busy Wednesday morning market and the same again north of Perugia, which is Umbria’s atmospheric capital city and has plenty to explore
For the golfer, the newly reopened 18 holes Antognolla championship golf course is just the other side of the hill. Gubbio and its exciting funicular is only a 40 minute drive away and will take you on a ride above the treetops. You really are centrally located for sightseeing
The Aeroporto Internazionale dell'Umbria is the nearest international airport and lies a 30 minute drive (33km) from the villa.


Notes 

-Guest can arrive before check-in time and enjoy the pool or leave their luggage until check-in time.
-There is a changeover and cleaning service, once a week: Euros 160. Additional cleaning service can be arranged during your stay at 10e/hour
-Central heating supplement Euro 70 per day in April and May
-We can also provide you with catering, pizza nights, tour guides, recommend and book restaurants, guided bike tours, cheese making clases, horse riding, hiking, olive picking during October and November.
-Electricity, water, gas during the warm months (June/July and August) is included in the rental fee. However, we charge 50e/day if you need central heating during the other months.
