The large living room with fireplace and flat-screen TV opens onto the terrace, creating an indoor-outdoor living space. The dining room and fully equipped kitchen invite conviviality. A games/gym area with table football and fitness equipment in the basement adds leisure and relaxation for all ages.

Relax by the pool (10 x 5m - Depth: 0.5 to 1.7m), surrounded by sun loungers. Several shaded terraces allow you to enjoy al fresco dining or a peaceful moment with a view of the sea. The landscaped garden, quiet and unspoilt, is an ideal oasis for families, dotted with relaxation areas and intimate corners.
Private parking is available on the property.

For your peace of mind, midweek cleaning is included, with a change of linen and towels.

Ideally located in the peaceful village of Nikiana, the villa is just 800 metres from the beach, traditional tavernas, cafés and shops. The port of Nidri, with its restaurants and water sports, is 5 km away; Lefkada Town is a 10-minute drive away. Easily accessible from Aktion Airport (35 km), the villa is also less than 30 minutes from the famous beaches of Kathisma and Agios Nikitas. Enjoy an authentic seaside holiday in the heart of Lefkada's most beautiful experiences.

Rental conditions

- Children must be supervised by an adult at all times when using hot tub, pool, sauna or hammam
- Children welcome
- It is not allowed to organise events in the property without prior approval by Villanovo
- No safety fence around the pool
- Pets not allowed
- Pool has no swimming guard
- Smoking is not allowed inside the house
- The house must be returned in the same condition of check in. Otherwise fees can be charged to the customer.

- Check-in : 15:00 h - Check out : 10:00 h

Reservation conditions

- Guarantee deposit charged by Villanovo upon reservation : 40 %
- 2nd payment 45 Days to arrival day : 60 % of total amount of reservation is due to Villanovo.
- The owner may ask you to pay the amounts due for on-site services in local currency.
- The reservation price does not include optional incidentals or on-request items which will be added to your final bill.
- Payments in local currency are subject to variation in currency exchange rates.

Cancellation policy and cancellation fees

- Any booking modification or cancellation must be sent to us by email
- Cancellation policy is applied according to villa local time
- For all cancellations, the initial guarantee deposit is non-refundable.
- Cancellation occurs less than 45 Days to arrival day : 100 % of total amount of reservation is due to Villanovo.
- No show 100 % of total amount of reservation is due to Villanovo
